These are our services to cover all your Real Estate buying needs: 

 FULL SERVICE   -    WE DO ALL THE WORK

1. Clarify that your requirements are viable in the areas you have selected.
2. Source and select suitable properties and pre-inspect these, including any properties that you may have identified.
3. We then prepare a list of suitable properties (including off market properties) and inspect these with you.
4. This time spent will give us the opportunity to “fine tune” your requirements.
5. We will carry out a further search for properties that fall within your parameters and with you inspect the most appropriate properties until the perfect property is found.
6. We will then assess the appropriate price range in which we could safely negotiate on the property – after having checked relevant sales within the area, to ensure that we gain the best possible deal for you.
7. We will negotiate the purchase price; terms and conditions with the selling agent and follow the purchase through to the exchange of contracts.
8. Should the property be for sale by auction, we will bid on your behalf.
9. Prior to the auction we obtain from you written authority for us to bid for you and your bidding limit.
10. We will organise Pest Reports; Strata Reports; Survey Certificates and Building Inspections, where required and as directed by you.
11. We will follow and assist you with the property purchase through the legal process from the exchange of contracts to settlement.
12. We will attend the pre settlement inspection with you. 

 

 

PART SERVICE   -   YOU IDENTIFY THE PROPERTY AND WE DO THE REST

1. Carry out our due diligence on your selected property.
2. With our “valuer’s hat on” – assess the price range in which we could safely negotiate a purchase price – after having checked relevant sales within the area, to ensure we gain the best possible dela for you.
3. On your behalf we will negotiate the purchase price; terms and conditions with the selling agent, and follow the purchase through to exchange of contracts.
4. Should the property be for sale by auction,  we will obtain from you written authority to bid; a bidding limit -  and we bid on your behalf.
5. We will organize the necessary Reports and Certificates  - as itemised above in the Full Service.
6. We will attend the pre settlement with you.

 

 

AUCTION BIDDING   -    WE BID FOR YOU

We will bid at Auctions for you on a property previously identified and checked by you.
